DIVIDEND DECLARATION ANNOUNCEMENT


Within its interim results announcement published on 11 August 2022, Capital & Regional proposed an interim dividend
for the six months ended 30 June 2022 of 2.5 pence per share (the "Interim Dividend").

The Interim Dividend will all be paid as a Property Income Distribution ("PID"). A scrip dividend alternative will be
offered to all shareholders. The key dates proposed in relation to the payment of the Interim Dividend are:

South African shareholders are advised that the dividend will be regarded as a foreign dividend. Further details relating
to withholding tax for shareholders on the South African register will be provided within the announcement detailing
the currency conversion rate on Tuesday, 6 September 2022. Share certificates on the South African register may not be
dematerialised or rematerialised between Wednesday, 14 September 2022 and Friday, 16 September 2022, both dates
inclusive. Transfers between the UK and South African registers may not take place between Tuesday, 6 September
2022 and Friday, 16 September, both dates inclusive.
